Does the Association have an annual fee or assessment?
Property owners in SpringWood Estates are subject to the Covenants and pay annual
assessments to support the services provided by their association.
The assessment amount is determined by the yearly budget which itemizes the projected cost for landscaping, legal fees, utilities, entertainment,
SHA administration cost,
web site and insurance, etc.

How much is my homeowner annual maintenance assessment?
The amount of homeowner annual assessment may change each year. This year (2009),
assessment remains at $250.00. You must pay the total amount even if you have a
grievance or plan on selling your house
When do I have to pay my annual assessment?
Your annual assessment should be paid by February 23, 2009. Fees are delinquent
and begin to accrue interest and fees on February 24, 2009.

What does the homeowner assessment cover?
The assessments levied by the Association shall be used for the purpose of
beautification of the subdivision and promoting the recreation, health,
safety, and welfare of the residents of the Property related to the use and
enjoyment of the Common Properties and maintaining the entire Property, including
but not limited to the payment of taxes and insurance, repairs,
replacement and additions thereto, and the cost of labor, equipment, materials,
management, and the supervision thereof.
What is SpringWood Association payment policy?
Payment of the annual assessment fee is the property owner's responsibility.
The due date is January 1 and the accounts become delinquent, if outstanding,
on February 23, 2009. Fees are delinquent and begin to accrue interest and
fees on February 24. Please be aware that a rigorous collection process is
followed on delinquent accounts. See Annual Assessment Web Page.
What happens if I do not pay my assessment?
After February 23, 2009: A past due notice will be mailed to the owner only
once, and interest at a rate of 12% per annum plus $10 late fee will apply
to the outstanding balance.
After April 30, 2009: A certified letter will be mailed by the attorney
informing the owner that if their assessment plus interest, penalty and
attorney fees are not paid, a lien will be filed against the property.
After June 1, 2009: A lien affidavit will be file for registry and recorded
in the Clerk of Court's office for the Parish of Plaquemines.
